We take actions to: conserve heat, conserve water, install eco-friendly lighting, reduce oil/gas carbon emissions, compost waste food, recycle wherever possible, use bio degradable cleaning agents, use reclamation building materials, use renewable natural furnishings, source food locally, include green room info packs, We are proud to be green, and constantly strive to reduce our environmental impact. We source local, organic products whenever possible. All of our stationery is printed on paper recycled from 100% post-consumer waste. All our water is drawn from a well located on our property, and we are actively researching more renewable energy sources, such as solar power and heat pumps. We hope that our guests will join us by participating fully in our earth-friendly initiatives, including using the recycling bins provided and practising energy & linen conservation.We direct guests to carbon offsetting websites. Our business cards and letterhead are printed on 100% recycled paper and card stock. We provide filtered water in re-usable glass bottles rather than in plastic disposables. We use a clothes line to dry clothes in the warmer months.

Welcome...
to the Olde Orchard Inn, where we hope you will feel at home.  Nestled on nearly 10 acres just on the outskirts of rural Moultonborough in New Hampshire’s Lakes Region our 18th century farmhouse and outbuildings offer a simple, peaceful country setting for a truly relaxing stay. You won’t find attitude or pretence here... but you will find casual fun in the heart of nature, with as much adventure or quiet reflection as you care to enjoy.

Begin your day with hot organic coffee, plain English tea, (or, for our wee guests, warm cocoa) and a healthy homemade breakfast using local ingredients (often from our own farm).  Follow that with a wander around the apple orchard, an hour lazing in the hammock with a book from our library, or gazing at the majestic White Mountains from the gazebo. Or perhaps you’d prefer to stroll down a country lane to the shores of Lake Winnepesaukee, less than a mile away.  Afternoons can be spent fishing, swimming, antiquing, hiking, skiing, horseback riding, or, in season, apple-picking!

In the evening you have a selection of several excellent restaurants nearby. In fact, The Woodshed is just at the end of the orchard, making your journey back to us all the easier.

There's also a wide selection of theatre, concerts and festivals to attend.

But regardless of the seaso be sure to look up to a night sky bursting with stars ... the perfect time to make a wish.

The Inn, which opened in the early 1980’s, has nine guest rooms. It is decorated simply with antiques, natural fibres, sunlight, exposed brick, and wooden floorboards. Whilst many rooms feature air conditioning and fireplaces, featherdown duvets and bathrobes, the inn retains the simple charm of an era long ago. It has been awarded a three star rating by the AAA.

OUR HIGH SEASON IS MAY - OCTOBER; LOW SEASON IS DECEMBER - MARCH

We are closed for rest & recovery during November and April.

All of our guest rooms have private ensuite bathrooms with shower (and bathtub where noted); Air conditioning (except Pippin); iPod clock radios OR televisions; Bathrobes; High-quality 100% cotton sheeting; and featherdown duvets & mattress toppers (Primaloft alternatives available for those with allergies).

A deposit of 30% is required at the time of booking, and will be applied toward your final bill. Deposits are refundable -- less a $25 admin charge -- up until 10 days before scheduled date of arrival, after which time they are not refundable.

Check-in is from 4pm-7pm. Please let us know if you will be checking in outside this time.  Check-out is 11 am

Children of all ages are welcome at the Inn and are free to use the climbing frame outside and the selection of traditional toys & puzzles in the library. Though we take extra safety precautions, this is an old Inn with several potential hazards for small children such as steep staircases, sloping floors, animals, a pond, a stream, and open fireplaces. We therefore respectfully ask that children up to 12 be closely supervised by their parent or another responsible adult at all times. Rooms with fireplaces are best suited to guests 12 and older.

To accommodate our child-free guests (and also those harried parents who might perhaps be seeking a quiet refuge), we do offer some “child-free” periods at the Inn. Please enquire for more details.

Healthy, vaccinated, friendly dogs are sometimes permitted to bunk in the barn for an additional charge. Please contact us for details.

Weekly rates apply for all 7-night stays, except Saturday - Saturday.
